Milpitas Planning Staff Recommends Rejecting 33 Home Proposal for South Milpitas Blvd.

Inconsistencies with the general plan cited in staff report.

The Milpitas Planning Commission is being asked to reject a proposal for 33 single-family homes at the corner of South Milpitas Bl. and Los Coches.

According to a staff report, it is not appropriate to have single-family residential homes facing South Milpitas Bl.  Staff is recommending that the project developers, DRG Builders, Inc. add a commercial element to the project.

Without a commercial element, staff contends, the project doesn’t fully meet the criteria for a mixed use development as envisioned in the Town Center zoning district. 

The Planning Commission meets the second and fourth Wednesdays of the month at City Hall, 455 E. Calaveras Bl. at 7 p.m.

Given our real estate dominated planning commission and city council, this one will get approved no matter what staff recommends or says. This particular area is right in a commercial, light industrial area and is NOT suitable for residential construction. But then again, find me a real estate agent infested city government who is going to listen to any type of reason.

This is prime real estate for a retail or hotel use. Not for single family homes. I wouldn't even mind a mixed retail /high density project for the area. Let's hope our new council does not overturn the planning commissions decision.

The high density/mixed retail model is what the planning department would like to see on the site. They have pretty big concerns with putting single family detached homes on directly facing South Milpitas Bl.

When is this place gonna think about our children and build new schools!! All this housing is taking a toll on our schools, teachers and the quality of education our children are receiving!!
